Question:
Hi, I may be moving to Moscow in the fall of 2008 and would like to know more about the rental market. We are a family with 3 small children and are looking for a house/townhouse with at least 4 bedrooms in a nice expat compound. What areas would you recomment and how are the prices there? Thanks!
Stefan
Answer:
Dear Stefan,
Thank you for your inquiry. There are several very attractive international compounds that I can recommend:
1) Serebryany Bor - A very prestigious, secure compound located in a quiet forest area to the west of Moscow. Prices for 4+ bedrooms (sizes ranging 214 - 308 sq.m.) are currently $15,200-$28,200/month.
2) Pokrovsky Hills - Possibly the most demanded family compound due to it's located beside the Anglo-American school and accessibility to the city. Prices for 4+ bedrooms (sizes 215, 220, 340 sq.m.) are currently $17,000, $18,000, and $23,000/month respectively.
3) Rosinka - Located outside the MKAD ring road, it is highly demanded by families as the British International School in on the territory and it has excellent security and facilities. Prices for 4+ bedrooms (sizes ranging 222-345 sq.m.) are currently 345,000-625,000 rubles/month ($14,670-$26,570).
Rosinka and Pokrovsky Hills have long waiting-lists and 4+ bedroom houses that open are usually filled by those in the housing queue. Serebryany Bor has a number of new houses currently under construction which can be reserved for move-in Fall 08'. Another complex that might have potential in the area immediately surrounding the AAS is called Porovkoye-Glebovo (Beregovaya St.). This complex has security and has a lot of green playing area for kids, most of the 4+ bedroom options are ~$20,000/month.
The first question that you will need to address is which school you will decide to enroll your three young children in. The Anglo-American School (www.aas.ru), The English International School (www.englishedmoscow.com), The International School of Moscow (www.internationalschool.ru), The British International School (www.bismoscow.com), and the Swedish school (www.sveskolmoskva.com) may be the best options for you kids. All of them are very competitive and enrollment is limited. I advise you to register on each of their respective websites. Semester for all usually begins in September, but assignees can visit the schools year-round with us. I hope this information is helpful; IntermarkSavills looks forward to ensuring your happy move to Moscow if you decide to accept the job! All the best,
Paul Nordlund
