My grandmother is considering of selling our family dacha in Solntsevo. In return we would want to purchase a small 2-bedroom flat somewhere around Izmailovo, preferably a "stripped" one with so we can remodel it ourselves. My mother and I currently reside in the US so we would have to fly out and help my grandmother out with the process as she is old. Could you elaborate on how this all works and how long it might take?

Dear Masha,
I can see from your letter that there are two different tasks:
1. To sell the dacha: First we will need to review the ownership documents. Solntsevo lies in the Moscow region, the land ownership documents should be updated in most cases and we need to get confirmation that the land will not be taken for Municipal construction. BTI documents should also be valid (refer house and land). If your documents are in proper order and your price agrees with the market, it should take about 1 month to find a client and another 1 month to register the deal.
2. To find an apartment: It is very difficult to predict how long it will take to find an apartment. If you provide the real estate agent all important requirements (area/street, building type/quality, apartment style, preferred floor #, ceiling height, kitchen size, balcony, etc.), it will save your time as the search and selection will be more efficient. Usually this search process takes 2-3 weeks. Then the company will check the ownership documents of the selected apartment, duration about 2 weeks. Finally it is registered with the state, duration 1 month.
