Given the softening of the market and continuing high rents for quality inner ring flats, what would $1 million buy, as opposed to rent on a $10,000 monthly basis?

Thank you for the very good question. Indeed, the market conditions have changed somewhat in the last month or so: one can negotiate quite attractive deals on the sales market. However, on the rental market there has been little actual change to the demand of apartments although we are beginning to record an increase in the supply. We do of course expect this to affect pricing, although, little movement has been recorded as yet. We are monitoring this closely and would be happy to send you updated market reports as they become available.

In response to your question approximately 1 mln USD could buy you these days an out of town property of 150 sqm (which could be rented at appr. 8000 USD bringing a buyer a rental yield of 7,7%). In Moscow with 1 mln USD budget it will still not be easy to buy the same quality apartment as you could rent for 10,000.

In comparison for example, a monthly rent of 10,000 USD would secure a 3/4 room apartment in a central location, within the Garden Ring, of approximately 100-130sqm and in a good standard of western renovation.
