What are the available options in condominium/ compound style housing in the western side of Moscow for families? We will be moving within the next 6 months and are likely to stay for up to 3 years and ideally require a 4-bed house. Sports, education options and amenable environment are important considerations. An understanding of indicative rents will be helpful.

Dear Tess,

Thank you very much for your inquiry and for specifying your requirements and timeline. IntermarkSavills would be delighted to be able to assist you with your relocation to Moscow within the next six months. If you have any preliminary visits planned, we'd be glad to provide you with an orientation tour (area, housing, schools, medical/shopping/fitness centres, etc.) if this would be helpful for you. Alternatively, it is best to start viewing properties about 2-3 weeks prior to your desired lease commencement.

Further to your enquiry there are several very attractive international compounds that I’d like you provide you further details of:

1) Serebryany Bor - A very prestigious, secure compound located in a quiet forest area to the west of Moscow. Prices for the new houses (sizes ranging 182 - 308 sq.m.) are currently $13,000-$28,200/month. Average drive time to the International School of Moscow (ISM) is only 5 minutes, to the city center about 35 minutes.

2) Dubrovka - A contemporary cottage settlement located in the south-west region of Kaluzhskoe, 5km from the MKAD (Moscow Ring Road), which has reasonable commute time to the city center. Mixed forests and a multitude of small streams and ponds give an enchanting atmosphere to the Kaluzhskoe area. Dubrovka is relatively close to the German and British International Schools as well as shopping centre Mega (IKEA, Auchan, etc.). The compound offers quality 2-5 bedroom townhouses, sizes 155-370 sq.m, $6,500-$21,400. On the territory lies a Kindergarten, playgrounds, a fitness and spa centre, tennis courts, restaurants and a barbecue zone.

3) Pokrovsky Hills (PH) - Possibly the most in demand family compound due to its location beside the Anglo-American School (AAS) and accessibility to the city. Prices for 3+ bedrooms (sizes 160-340 sq.m) are currently $11,500-$23,000/month respectively.

4) Porovkoye-Glebovo (Beregovaya Street) - A secure complex just across the street from the AAS and PH. It has a lot of green space and there are currently several available apartments. Typically 3 bedroom options start at $13,000/month, most 4 bedrooms are between $18,000-$25,000/month. The complex has a lot of green playing area for children.

5) Rosinka - Located outside the MKAD ring road, it is highly in demand from families as the British International School is on the territory and it has excellent security and facilities. Prices for 3+ bedrooms (sizes ranging 151-345 sq.m.) are currently 275,000-625,000 rubles/month ($11,700-$26,570).

All of the above settlements have property management services and 24-hour professional security. The distance to the city center is shortest to longest in this order: Serebryany Bor, Pokrovsky Hills, Porovkoye-Glebovo, Dubrovka, Rosinka.
